Western Bahia, Brazil farm for sale
The farm is located in western
Bahia approximately 200 miles northeast of Brasilia, the capital of
Brazil. It is east of the town of Posse, Goias which is located on
highway BR 20. From Posse it is about 48 miles east to the farm. Posse
has three banks, shopping, several schools, a junior college and a
hospital. The population is approximately 30,000. Posse also has a
tractor dealership and all the suppliers that are needed to support the
farming community.
The farm is located between the
Puratudo River and the Puratudinho river, with the Puratudinho River being
the south boundary of the farm for 7 miles.
There is a possibility of getting
a permit to irrigate with water out of the river.
The size of the farm is 5,926 ha
or approximately 15,000 acres.
Approximately 70% of the land is
either in production or could be added at a low cost, since it has already
been cleared. The maximum that can be put into cultivation is 80%
This farm was opened for
production in 2002. It has a good
Program of lime and fertilizer
each year and is now a productive farm. The roads are improved dirt and
are well kept. The farms along the way have their own graders and keep
the roads in good condition.
Electric power is in the form of a
large line bisecting the farm and can be accessed for use.
The farm has a new set of truck
scales with an office. These scales can accommodate large trailer trucks.
The rain fall is in the 55 to 65
inches range [1400 to 1600 ml] per year.
The nearest cotton gin is
approximately 60 miles away at a town named Rosario. This is also the
nearest grain handling point
There are plans to put in two
cotton gins within 20 miles of the farm. One is now under construction
approximately 10 miles from the farm.
There is also a possibility of a
grain elevator being constructed in the area in the near future.
At this time sugar cane is being
tried to determine if it is a good crop for the area. Brazil uses
ethanol, made from sugar cane, as fuel for its cars and other vehicles.
If this crop works, the farm will
be in an area that will be in on the ground floor of development of the
ethanol industry.
This is already a very good cotton
area, as well as soybeans, corn, and cattle.
This farm has it all. It has good
level farmland and good scenic pasture land that slopes to the river. It
is fenced and has water to all pastures. It will support a medium size
cattle herd. |
